An Updated Exterior
The first thing that anyone notices is the exterior of a home. “There have been studies done to increase curb appeal and market value. Therma Tru entry doors did a study that said you could increase the perceived value of a home just by upgrading the front entry door to something with a nicer glass in it, or by upgrading from a painted door to a stained door,” says Bill McConnell of Dunright Building Services in Toledo.
“The perception is that a stained door with a fancy glass in it is worth more than a door you would pick up off the shelf at a home improvement store,” he says. The study showed that a home valued at $189,300 was perceived by homebuyers as being worth $197,020 when a new door was added; a home priced at $285,000 was perceived to be worth $303,630, and a home priced at $427,000 was perceived to be worth $441,000.
Mr. McConnell says, “We are a certified installer for Therma Tru and have dealt with their products for a lot of years. We took a class and learned the proper way that Therma Tru wants their products installed.”
He notes that a new door system can range in price from about $1,500 to more than $10,000. But he says that it is an investment worth exploring, according to the Therma Tru study.
“Houses sold faster, the perceived investment was higher, and people got more for their home, from that investment,” he says.
If your home hasn’t been repainted in a long time and has faded, scratched and chipped paint, this is a project you can do that will dramatically increase curb appeal.
Remove dirt and debris from the surface to be painted. If the paint is chipped or
bubbled, remove with a wire brush or putty knife. An electric sander can also be helpful.
Use high pressure for spraying thick exterior latex paints. A brush will be your key tool for updating details like the front door and trim. A quality paint job will make your house stand out from the rest on the block and will last for many years to come.
A Fresh Yard
Take a look at your yard. A manicured lawn and strategically placed plants will enhance the appearance of your home and is also very enjoyable for those that live there.
Clean up any dated lawn decor, garden tools, or other items. How does your patio furniture and deck look? If they are worn, it’s time to update. Use a paint sprayer on low pressure for thinner materials like stains.
An Interior Facelift
A new paint color will make any room appear cleaner. Light paint colors work well because they always brighten a room. If you are feeling daring, try one of the deep and beautiful colors that are popular right now at many paint companies.
A good roller is the DIYer’s best friend for interior wall painting. Start by filling in holes and nicks with putty. Sand and spot prime those areas before painting. Priming helps ensure a professional looking paint job that lasts longer, so it is worth your time. After walls have been primed, apply paint with a hand roller or for continuous paint flow, use the roller arm attachment and enjoy the fresh look of your home.
Do you still have the same lamps as you did in the 70s? Replace them with updated versions. If you can’t afford to replace light fixtures, just replace the shades and light covers for a new look. Other home accessories like knobs and handles in the kitchen and bathroom can be an affordable way to update the area without a costly cabinet replacement.
